LDA TO DELIVER NEARLY 800 NEW HOMES IN FAIRVIEW, DUBLIN 3
The Land Development Agency (LDA) has today announced the planned delivery of 779 new homes in Fairview in Dublin 3.
The homes, all of which will be apartments, are being delivered as part of the LDA’s Project Tosaigh initiative in partnership with Royalton Developments and Walls Construction.
The new Richmond Village development is being constructed on the site of St. Vincent’s Hospital (SVH) in Fairview, just over two kilometres northwest of Dublin City Centre.
Planning permission was secured for the project in 2023 by Royalton Developments and now with the LDA’s involvement the residential development can proceed.
Richmond Village is due to be fully completed by 2029 and will include retail outlets and amenities, while protecting and enhancing the character of Fairview and the surrounding area.
In addition to the residential development, a new, state-of-the-art 51-bed medical facility will be delivered separately by Royalton Developments and Walls for St. Vincent’s.
Construction works began this month, with a 21-month period for the medical facility and a 42-month period for the residences, which will be delivered in two phases.
The project will consist of 10 buildings, ranging in height from 2 to 13 storeys. The approved plans include the repurposing and restoration of historic structures to protect the cultural and community legacy of the site.
Richmond Village is being delivered in a vibrant and well-connected area, next to existing amenities including parks and sports facilities. It is close to schools and within easy reach of Eastpoint Business Park, Drumcondra village and Dublin City Centre. It is also well-served by public transport and cycling infrastructure.
The LDA’s Project Tosaigh initiative involves partnerships with homebuilders through which the LDA provides the financial stimulus required to commence construction and complete much-needed housing projects.
To date, the LDA has partnered with homebuilders to deliver a total of 2,170 Project Tosaigh homes at locations in Dublin, Wicklow, Meath, Kildare, Limerick, Galway, Waterford and Cork.
This activity is in addition to the LDA’s direct delivery programme, which involves the Agency planning and delivering new homes on state-owned or acquired land.
Taoiseach Micheál Martin said: “The construction of hundreds of new homes will create a vibrant new community within easy reach of Dublin city-centre and will be
another significant step forward in the delivery of affordable and social housing. The Government is investing record levels of funding in the provision of housing and it’s pleasing to see the progress being made, particularly on large-scale projects such as Richmond Village. Increasing the country’s housing output requires a collaborative approach, so I commend the LDA for working with Royalton and Walls to ensure these new homes are completed and made available to households who will be able to enjoy a high-quality of living in a great location.”
Minister for Housing, Local Government and Heritage, James Browne T.D. said: “Increasing the country’s housing output is my top priority. Under our new Housing Action Plan, Building Homes Delivering Communities, we are implementing a range of measures designed to encourage, support and facilitate the development of new projects such as this one which will help us reach our target of 300,000 new homes by 2026.
“Encouragingly we are already seeing increased activity involving both State-backed agencies such as the LDA, local authorities, Approved Housing Bodies and private developers and investors.
“I look forward to returning to Richmond Village in the near future to meet the residents of what will be a great place to live.”
